Text Box: 1.The Property, known as ‘Penderff Holiday Cottage’, is offered for holiday rental subject to confirmation by the owner to the renter ('the client").

2. To reserve the property the client should complete and sign the booking form and these conditions and return these forms together with the payment of the initial non-refundable deposit of £100. Following receipt of the booking form and deposit, the owner will send a confirmation letter or E-mail and receipt. This will be the formal acceptance of the booking.

3. The balance of the rent plus a £100 returnable security deposit is payable not less than 6 weeks prior to the date of departure. If payment is not received by the due date, the owner reserves the right to give notice in writing that the reservation is cancelled. In this event Clause 5 of these conditions will apply. Reservations made within 6 weeks of the date of departure require full payment at the time of booking.

4. The returnable £100 security deposit is required to cover any damage, excessive use of electricity and any extra cleaning charges should they be deemed necessary The cottage will be clean on arrival and we ask that you leave it in a clean and orderly condition. The security deposit will be returned within 7 days of leaving the property minus any appropriate deductions.

5. In the event of a cancellation the client will forfeit the initial non-refundable deposit. If the owner is able to re-let the property, any other monies paid by the client will be refunded. The client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the parties personal belongings, public liability, etc. since these are not covered by the owners insurance. 

6. The maximum number to reside in the property must not exceed that stated on the booking form unless we have given written permission.


7. The client should inform the owners without delay of any defects in the property or breakdown of any appliance or equipment in the property, and arrangements for repair or replacement will be made as soon as possible.

8. The owner shall not be liable for:
a) any temporary defect or stoppage in the supply of public services nor in respect of any equipment, machinery or appliance in the property or garden;
b) any loss, damage or injury which is the result of adverse weather conditions, war, riot, strikes or other matters beyond the control of the owner.
c) Any loss, damage or inconvenience caused to or suffered by the client if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event the owner shall within seven days of notification to the client refund to the client all sums previously paid in respect of the rental period.
d) Any loss , damage or injury incurred as a result of the use of any appliance or facility including cycles, swings, chairs and loungers, barbeque or any other item available to the hirer. 

9. Under no circumstances shall the owner’s liability to the client exceed the amount paid to the owner for the rental period. Our letting price does not include any personal insurance for you and your party, so please ensure you are fully covered for personal liability, accidents, personal belongings, ill health etc. A completed form E111 form from the U.K. will cover you for health emergencies.

10. The rental period shall commence at 3pm on the first day and end at l0am on the last day although every effort will be made to meet visitors travel arrangements. The owner shall not be obliged to offer the accommodation beyond the period stated and the client shall not be entitled to remain in occupancy after the end of the rental period.
